According to administrative circular 385/28.12.2022, the 75th Circular of the Ministry of Justice of Greece:

At:
1. Regional Units of the Northern, Central, and Southern Sectors of Athens and the Municipality of Vari-Voula-Vouliagmeni of the Precinct of Attica,
2. Municipality of Thessaloniki in the Precinct of Central Macedonia
3. In the regional units of Mykonos and Santorini of the South Aegean Region, the value of the investment in real estate changes from two hundred and fifty thousand euros (€250,000) to five hundred thousand euros (€500,000). It is noted that only one (1) property of the above-mentioned value could be acquired.
In the other regions of Greece, the value remains at two hundred and fifty thousand euros (€250,000) and can be acquired regardless of the number of properties, as it used to be.

Investors wishing to obtain a residence permit with an investment of two hundred and fifty thousand euros (€250,000) must: 1) have paid into the seller’s bank account ten percent (10%) of the purchase price by April 30, 2023 (04/30/2023); this can be proven by a private preliminary agreement of the down payment and the receipt from the seller’s bank account; and 2) additionally, they should have submitted the application for a residence permit by December 31, 2023 (12/31/2023).

Powers of attorney drawn up in the presence of a foreign country’s notary public and accompanied by an Apostille Convention will be accepted. Until now, only powers of attorney drawn up at a Greek notary or Greek consulate were valid.
